Sam offers a 2 fee structures, and a fundamentally unique process compared to the typical property management agency. You get a 20 year real estate veteran and the owner of the business doing property, tenant and owner facing activities. Not a fixed income employee working 9am-5pm handling 200-300 properties and caring more about COB or the weekends activities.

How do I know you can achieve a good result when selling?
Ask for Sam's "Sold Stories". It is a record of his past sales that includes the first listed price, a buyers first offer and the sale price. An outcome should be judged on effective negotiation - ensuring buyers don't keep money in their pocket that they could have paid.
Role play a negotiation: can your agent showcase their abilities to you, or just a promise? So often buyers are prepared to pay $10,000-$20,000 more but if the agent can't negotiate well, sellers lose. Sam's performance is based on evidence rather than promises.
Should I just choose the agent with the lowest commission?
